Alistair Darling joins the Board of Morgan Stanley
All that banker bashing while he was Chancellor and now he is on the payroll of a huge American investment bank.

You love a bit of hypocrisy on the Left don't you?

The only difference between right and left is that the right have the directorships and the back handers when in power, while the left have to wait until they lose power to get their snouts in the trough.

Re: Alistair Darling join

If someone projected a need to build 250000 new homes, but neglected to account for an extra 300000 new people, then their figures probably aren't great. Even if you take those figures at face value, you are faced with a near doubling of demand.

I suspect though that the 245000 figure includes projections for immigration.

Re: Alistair Darling joins the Board of Morgan Stanley
So, hang on a minute...let me get this straight: you agree that house prices are too high, but don't think that building more houses is part of the solution? And you have “economics training”?

Even I'm embarrassed for you now. You've had a 'mare here.

Bizarrely, the construction and property industries, among others, furnish specialist research on...wait for it...the property market! As I stated, the point I make about the historical relationship between prices and construction is pretty much universally accepted. But then, if you knew anything about this, you'd know that already...

"...it's a point of view almost universally accepted across the political spectrum and certainly within the property and construction industries."

Well stone me, who would have thought the property and construction industries would be in favour of a green light for massive development and house building?

Actually, the 250K new builds required per annum would be to satisfy existing demographics.

Of course, as I clearly state below, immigration will have an impact. But the problem did not suddenly appear last year or even with the rise in immigration in recent years, it's been getting worse since the '80s notably as a function of insufficient house building.

There is reams of evidence for this, and it's a point of view almost universally accepted across the political spectrum and certainly within the property and construction industries. You'll find plenty of articles and research from journals and think tanks not known for their Marxist tendencies.

It's blindingly obvious that there are a range of factors involved in historically high UK house-price-to-income ratios. Immigration may be one of them (there are actually respected commentators who argue that it has zero impact, but I find this hard to accept), it's just far from the most significant.

"Back pedalling at speed...."

- Where exactly? No evidence, no argument, as per.

"By the way, approximately how many 'Oxford PPE muppets' have you run rings round in your lifetime?

Are we talking dozens or hundreds?"

- Well, one today, apparently.

Net migration last year was 300000 which suggests that Infidel is right.

The basic issue doesn't have be the sole issue, as I've made perfectly clear in my posts below, notably @ 1:54 Thu Dec 10.

Really? This was your earlier post:

"Where, for example, are all the people clamouring for a completely revised planning policy to address the basic issue with property prices, i.e. a lack of housing stock? "

Seems pretty clear to me.

"Anyone who thinks that the housing crisis in the UK is only a function of under-supply with no demand component whatsoever is unable to grasp even the basics of demand and supply."

Clearly, not what I've posted. But don't let that stop you.

No evidence, no argument, as per. And until you do, I'll waste no more time on you.

Don't be too downhearted. I've lost count of the number of PPE muppets that even I've been able run rings round over the years. That's not a boast, btw, more an indictment of the poverty of our academic theme parks.

If you have economics training then I would seriously question the quality of the faculty at whichever university you attended.

Anyone who thinks that the housing crisis in the UK is only a function of under-supply with no demand component whatsoever is unable to grasp even the basics of demand and supply.

After 8,

250K new builds required per annum (this is generally accepted figure).

Most recent completion rates I saw for the UK were under 100K per annum (22K per quarter, or 88K p.a., IIRC).

Re. the data, I've got a deadline to meet, but will get back to you another time. Also, I'm vaguely interested to see what our genius OP comes up before giving him all the answers...

Re: Alistair Darling joins the Board of Morgan Stanley
Can you share that data and evidence? Thanks.

I agree supply is too low. Politicians cant win here.

More houses are built then they're not listening to voters concerned about over development.

Less houses are built and we have a housing crisis.

I don't think people realise just how many homes we need. Correct me if I'm wrong Mart but don't we need 400,000 odd?
